Housing Design Services

Pricing Overview:• Apartments: Affordable and compact designs starting at 15 million gil (provided through MakePlace).
• Small Homes: Cozy and creative layouts starting at 25 million gil, plus furniture costs.
• Medium Homes: Elegant and detailed setups starting at 35 million gil, plus furniture costs.
• Large Homes: Grand and luxurious designs starting at 50 million gil, plus furniture costs.
(Final pricing may vary based on complexity and additional requests.)Custom Design Process & Payment Structure:1. Initial Consultation & Deposit:
A 50% deposit is required upfront to begin the design process. This secures your slot and allows work to begin in MakePlace.2. Draft Design Phase:
You will receive draft images of your design created in MakePlace. These drafts serve as a structural and stylistic reference, showing layout, item use, and overall concept. This is the ideal time to make major edits, suggestions, or style changes. Clear feedback is encouraged to shape the final layout.
Please note: MakePlace does not accurately represent in-game lighting or color tones. Final in-game results may differ slightly in ambiance and brightness. The draft is not the final look but a guide to ensure we’re aligned before building.3. Approval & Final Payment:
Once the draft is approved and you’re satisfied with the direction, the remaining balance is due in full.4. Implementation:
After full payment, the designer will implement the layout in your in-game home. You will be asked to provide additional gil to cover the cost of housing items required to complete the build.Client Policy:
• The designer will only communicate directly with the homeowner or venue owner.
• If purchasing a design as a gift or on behalf of someone else, the full design fee must be paid upfront, and communication will shift to the home’s actual owner for the draft and build phases.Timeframe & Queue Info:
• The designer often has multiple projects in progress at once, and wait times can vary.
• Depending on the number of active and standby clients, it may take several weeks to complete a design. Patience is appreciated as quality and detail are a priority.Creative Services:
• Custom designs based on written prompts, vibes, or reference pictures.
• Options to integrate your character’s story, personality, or venue theme.
• Open to creative RP-based collaboration and in-game trade/favor options.
• Willing to collaborate with other designers on larger or themed projects.At the Core:

Housing Design Auction Terms & Details

What the Auction Includes (Guaranteed for the Winner)
Bid process starts at 10m gil for both Option A or Option BThe auction winner will receive ONE of the following at no additional cost:• Option A: A fully custom designed Apartment build, delivered as:
- A MakePlace file
- A complete item list for easy in-game implementation• Option B: A premade housing build (listed below), delivered as:
- A MakePlace file
- A complete item list for easy in-game implementationThis ensures every winner walks away with a complete, usable design regardless of bid amount.

Additional Option - Custom Housing Design Upgrade

Custom housing design services are only unlocked if the final bid exceeds the base price of the desired home size.Base prices
Small Home: 32m
Medium Home: 45m
Large Home: 65m
(Higher prices covers the split between auction fees and regular services)If the threshold is not met, the winner will still receive:
The included apartment OR premade MakePlace build (winner’s choice)

Priority Placement for Auction Winners
While I maintain an active client queue,
auction winners requesting a custom design will be placed on a priority list.- Priority does not guarantee immediate completion but does ensure:
- Faster consultation scheduling
- Earlier draft placement than standard commissionsQuality and detail remain the top priority for every build.

Payment & Process (If Custom Design Is Unlocked)1. Auction results will determine what size home is available for custom design. We will discuss what size/type of home design you would like.2. Draft Phase
- MakePlace draft images provided
- Major edits, layout changes, and stylistic feedback encouraged
- Note: MakePlace lighting and colors may differ slightly from in-game results3. Final Approval4. Implementation
- Clients can get items on their own, but needs to allow the designer access to the home in order to place the items in the home and able to take photos of the design after home is finished. No further gil is required with this method.
- Client provides additional gil for required housing items if designer is getting the items for the client. Estimate pricing will be discussed during Draft Phase.
- Build is completed in-game.

Client & Communication Policy- Communication is strictly with the homeowner or venue owner
- If the design is purchased as a gift: Full payment is required upfront and communication will transition to the actual homeowner for drafts and build decisions
